The Carencro City Council has voted to adopt an ordinance establishing an overlay district for the city and I-49 corridor. The corridor includes I-49 (Evangeline Thruway), Gloria Switch Road, North University Avenue, and Veterans Drive.
The goal of the Overlay District is to promote innovative, attractive, and efficient use of land; to encourage planned development; and to permit flexibility and creativity in the design of new development.
While the city doesn't want to govern the types of businesses that will be added into the Overlay District, uses like nightclubs, mobile home parks, and self storage units are prohibited.
Businesses that wish to enter the corridors will be required to have a stucco front to their buildings, as opposed to metal, and must abide by city sign ordinances. All driveways will have to follow Louisiana Department of Transportation and Development regulations. The goal will be to keep the color schemes neutral.
City Manager Jay Castille says all businesses that are currently located in the district are grandfathered into the Overlay District; however, upon the cumulative 50% renovations and/or remodeled to the existing business square footage they will lose the grandfather status. Castille adds the Overlay District will take effect immediately.
